Property FAQs

Do you open Saturdays?

No, we do not open on Saturdays and so completions have to take place on a week day.

What does exchange mean?

Exchange means that your contract to purchase is now binding. If you withdraw from the sale, you will lose the deposit you paid. On exchange you also set the date for completion (getting the keys).

As soon as I get my mortgage, am I ready to complete?

No, your Lenders grant the mortgage but they ask us to confirm that the valuation has no errors and that there are no issues with the property that they should be informed of. It is our job to ensure that both you and your Lender are happy to proceed.

Who can witness my documents?

Someone over 18 has to witness your documents and no one that is related to you

Can someone else bring in my ID?

No we have to see you with your own ID

Can I choose a time to complete?

No, although most completions take place around lunchtime, there are no guarantees. This can take place any time between 9 and 5 on the day of completion as the money has to transfer through the banking system

I am a first time buyer, when can I use my Help to Buy ISA and do you charge?

The ISA can only be used as part of completion funds to pay the balance of the property. It cannot be used as the deposit. Your buyer’s solicitor may agree to accept a lower deposit on exchange. Your solicitors can charge £50 plus VAT for applying for this for you.

Do I need searches?

If you are a cash buyer this is your choice, but always advisable. If you are purchasing with the aid of a mortgage, this is mandatory.
